Vermaland, a leading Phoenix-based land banking and development company, is developing Verma Vistas III, an 1100-acre master plan community located in Tonopah, Ariz. Properties of this size are very difficult to come by, so this makes the parcel the largest piece of privately owned land in the area.
Vermaland acquired this parcel due to its strategic location and is located at 427th Avenue and Narramore Road. Mountain ranges three miles south of the property offer spectacular views. Other properties in the area that are 100 acres or more have been developed into solar farms by large energy companies. A number of one-acre residential lots can also be found in the area. Harvard Investments, Toll Brothers, and Värde Partners announced today they formed a joint venture to acquire the remaining undeveloped land in Estrella, a mixed-use master-planned community located in Goodyear, Ariz. The acquisition includes more than 18,000 acres of entitled land. This purchase is one of the largest acquisitions of an active master-planned community in Arizona to date.
“We are excited to add Estrella to our portfolio of properties across the southwestern United States and to work with both Toll Brothers and Värde Partners to apply our collective knowledge to the future growth of Estrella,” said Tim Brislin, vice president of Harvard Investments. “Our intention for Estrella is to build on its foundation of excellent planning and its reputation as a best-in-class master-planned community.”

The billionaire purchased 24,000 acres outside of Buckeye in Arizona and an additional 2,800 acres in Buckeye.
A few years ago, Bill Gates has announced plans to build a smart city outside of Buckeye in Arizona. Through his subsidiary Mt. Lemmon Holdings, the billionaire spent $80 million to purchase more than 24,000 acres of land with plans to build a smart city, which will include housing, schools, offices and retail. Since the purchase, there has been limited information on the development of the project.

In the early 2000s, Buckeye was a quiet community on the outskirts of the bustling Phoenix metropolitan area with a population of 6,537. KB Home paid $2.4 million for 106 platted and engineered lots; AGWIP Asset Management paid $2.3 million for 105 platted and engineered lots on behalf of Lennar Corp.; Brightland Homes paid $1.9 million for 87 platted and engineered lots; and Courtland Communities paid $7.4 million for 67 finished lots, according to Tempe-based real estate database Vizzda LLC.
